HOW MUCH WOULD MY PROPERTY RENT FOR?
Asha and Kimberley are both well informed with the market place throughout Adelaide. When appraising a property we like to meet with you at the property so we can view it in person. We also conduct thorough online research prior to viewing the property to assist us in giving you an honest assessment of what we believe your property will rent for. We will present our research to you so you have a better understanding of how we reached our assessment.
HOW LONG IS THE COMMON LEASE PERIOD FOR IN SOUTH AUSTRALIA?
Most leases are for 6 or 12 months in South Australia.
CAN I SWITCH PROPERTY MANAGEMENT COMPANIES WHILE A TENANT IS STILL LIVING IN MY PROPERTY?
Yes and this is a very simple process. All we require you to do is advise you current property manager of your intention to change property managers and we will do the rest! We will contact the agent and arrange to pick up the paperwork as well as contact the tenant and advise them of the change of agent as well as the change of rent payment details.
WHERE DO YOU ADVERTISE?
We advertise on RealEstate.com.au, Domain.com as well as our own website. At a Landlords request we can also carry out paper advertising if required. Most of our Landlords do find that internet advertising is sufficient.
HOW OFTEN WILL I RECEIVE RENTAL INCOME AND STATEMENTS?
You will receive a statement at the end of each month via email or post, whichever method you prefer. You can opt to be paid once a month at the end of the month or twice a month in the middle and the end of the month. There is no additional charge for this.
CAN I USE MY OWN TRADESPEOPLE TO CARRY OUT REPAIRS AT THE PROPERTY?
Yes you can.
CAN I CARRY OUT THE REQUIRED REPAIRS ON MY OWN PROPERTY IF TENANTS ARE LIVING IN THE PROPERTY?
Yes you can but we do encourage you not to advise the tenant that you are the owner of the property while you are there to discourage them from contacting you directly in future. Any issues should be reported to us first so we can speak with you ourselves.
CAN I CHOOSE MY OWN TENANT?
Yes you can but we still encourage you to have your chosen tenant to complete an application form provided by us so we can check their references and obtain their personal details.
CAN I CHARGE MY TENANTS WATER?
Yes you can. Almost all over our tenants pay all water usage and the quarterly supply charge as it is important to us for you to maximise your return on your investment. Under current South Australian Law you cannot charge a tenant for the Sewer Rates or the Save the River Murray Levy. We encourage all our landlords to allow us to redirect their water bills to our office so we can pay them on their behalf and ensure the tenants are invoiced for their portion in full.
DO I NEED CONTENTS INSURANCE ON MY PROPERTY?
We always encourage all our owners to have contents insurance on their investment property for the fixtures and fittings and not the tenants personal belongings.
